			<content:encoded><![CDATA[<p>The West Nile Virus is spread by mosquito bites. According to the Centers for Disease Control, it&#8217;s the worst outbreak of West Nile virus in U.S. history. Here in Colorado, there have been over 20 reported cases and 3 deaths from West Nile virus.</p>
<p>Below are a few tips to reduce your exposure to West Nile Virus with control and prevention of mosquitoes:</p>
<ul>
<li>Replace all standing water at least once a week, this includes bird baths and planters</li>
<li>In ponds, introduce mosquito eating fish such as gambusia, green sunfish and bluegills</li>
<li>Additionally, avoid going outdoors where and when mosquitoes are most active: dusk and dawn.</li>
<li>Use repellent on exposed skin and wear long-sleeved shirts and long legged pants.</li>
</ul>
<p>West Nile virus symptoms start with a fever, then headaches, stiffness and flu-like symptoms, usually 3 to 15 days after being bitten.</p>
<p>Experts say West Nile virus can cause serious illness, including long-term disability, brain infections and death. Though 4 out of 5 people bitten by an infected mosquito don&#8217;t ever develop symptoms, it&#8217;s not a risk you want to take.</p>

			<content:encoded><![CDATA[<p>To effectively control spiders, the conditions inside and outside should be looked at in order to minimize current and future infestations.<br />
Inside: eliminating or minimizing webs, egg sacs, and harborage areas are great long term preventative methods of non-chemical control. Additionally, boxes should be stored off the floor and sealed if possible. Sticky traps/glue traps can also be strategically placed to catch spiders, but also will tell you what areas are problematic.<br />
Outside: caulking and installing weather stripping around doors, windows, vents or other entry points is helpful to exclude spiders from structures. Dense evergreen bushes and ivy provide shelter for many insects including spiders, cuttingshr shrubberies back at least 12 inches from the structure is recommended.<br />
Let&#8217;s not forget that spiders are attracted to insect populations for food. So keeping the area free of other insects will make the property less attractive to spiders.Changing exterior lights to the yellow bug lights reduce the number of insects attracted to the property.<br />
Once spiders have been eliminated inside the structure, a residual treatment on the exterior of the building every two or three months spring through mid autumn should prevent spider infestations inside.</p>

			<content:encoded><![CDATA[<p>Summer is mosquito season. Mosquitoes not only cause annoying bites, but also can carry West Nile virus. So it is important to prevent mosquitoes around your property. Most people tend to think of chemical solutions as the best answer for insect control, but that is not the best defense for mosquitoes. Prevention is a better solution than using pesticides.<br />
Eliminating standing water around your property is your best defense. Mosquitoes need standing water to breed. Mosquitoes take only five days to go from egg to adult.  Check your yard every few days for any standing water. A few common areas where water can accumulate are low spots in the lawn, flower pots, toys, and lawn equipment. If you have a bird bath, change the water every three to four days.<br />
When outside, wear light colored, loose fitting clothing. Mosquitoes can bite through tight fitted clothing and are more attracted to dark colors. Some mosquito breeds have been shown to be attracted to red and blue.<br />
People over age 50 are at highest risk for developing severe disease symptoms accordingt to the Centers for Disease Control (CDC). So people in this high risk group should be cautious about preventing mosquito exposure. There are many products available as mosquito repellents.Most experts recommend products containing DEET, picaridin, oil of lemon eucalyptus, or biospesticide IR3535.</p>

Hundred of people in the United States die each year due to allergic reactions from insect venom.  Stinging insects, yellowjackets (Vespula and Dolichovespula spp.), are frequently pest problems at barbeques and outdoor activities, especially when food is present. Yellow jackets can be aggressive and caution should be used in the presence of these stinging insects.<br />
The use of traps to reduce the risk of being stung is debatable, while many traps will kill Yellow Jackets, at the same time they are attracting more than were previously present. Wasps can detect an attractant up to one mile away, thus you are now creating an attractive condition drawing  wasps to the trap area. If you decide to use Yellow Jacket traps, we recommend for safety purposes to place traps as far away as possible from the home, play areas, picnic areas or places frequently in visited by people and pets.</p>

To keep snakes under control and off your property you need to take steps as soon as the weather starts to warm up. The two most effective things you can do to keep snakes away are the use of a good repellent and reduce conditions attractive to snakes.<br />
Repellents are a very effective way to keep snakes away from your yard and home. Repellents create an unpleasant barrier snakes prefer not to cross. The problem with repellents is once snakes are already in your yard, they will now be trapped in your yard once a repellent is used. Snakes then need to be trapped and removed. This is why it is important to have the repellent applied very early in the spring, we recommend before mid March, depending on weather. Repellents need to be reapplied about every two month depending on weather. Rain and extreme heat will cause repellents to break down sooner.<br />
Conditions attractive to snakes are food and shelter. Fish in a pond and rodent infestation are two conditions snakes find very appealing. Water will also attract snakes as well as many other living creatures. Snakes need shelter from weather and predators. Rock walls, dense vegetation, openings under decks and porches are just a few good examples of places snakes like to nest in.<br />
Prevention is always the easiest and most effective method to keep snakes out of your yard. So start early before they become an issue.</p>

Invariably these conversations turn to the question, “Who is responsible?” With that in mind, we are posting a short synopsis of Colorado rental statutes, as it deals with pests.</p>
<p>(1.)	Colorado Revised Statutes (CRS) include a definition of habitability and legal remedies for tenants living in units that do not meet the definition of habitability (CRS 38-12-503 through 38-12-511). Habitability is the condition of a building in which inhabitants can live free of serious defects that might harm health and safety. CRS Title 38-12-503 outlines the warranty of habitability; “In every rental agreement, the landlord is deemed to warrant that the residential premises are fit for human habitation”.<br />
Basically this provision ensures that  the landlord will utilize appropriate extermination in response to the infestation of rodents or vermin throughout the leases structure.<br />
The statute (HB 08-1356) adds that failure to comply with any building, housing or health code which, if violated, would constitute a hazard to the tenant’ s life, health or safety, is a violation by the landlord. If the tenant gives written notice of these conditions, the landlord is required to correct the condition within a reasonable time, and in accordance with health and building Codes. If the landlord fails to so correct the problems, the tenant can give a second written notice, after which he may be able to leave the property without penalty, ask the courts to order the landlord to make the corrections, and/or withhold rent until the correction is made. </p>
